Moncasa 1 bedroom granny flats are precision built in our Gold Coast factory by our team of dedicated and experienced modular home craftsmen. They are the best in the business. It is impossible to tell the difference between a Moncasa off-site manufactured granny flat and a conventionally built on-site granny flat. Modular construction means that the home is completed in a fraction of the time it takes to build the same design onsite.
You can expect your Moncasa granny flat to be ready for occupancy within 12 weeks of placing the order.
Moncasa Flagship Series
The up market Moncasa 1 is inclusive of transport and foundations. The only additional expense is site work. Site work includes soil tests to ensure that appropriate foundations are used, bringing or extending utility services to the site, driveways, paths and any landscaping. If the site is steep or uneven, additional foundation expenses may be incurred.
A Development Application is usually not required
A granny flat can be built on a Queensland residential property without the need for a DA, providing the property meets the following criteria:

It must be zoned residential. A granny flat cannot be built on strata and community title property, subdivided, unoccupied land or commercial property without a DA.

Minimum block size must be 450m2

One granny flat per residential property
-
Must have a separate unhindered pedestrian access

Owner for the granny flat and the primary dwelling must be identical

A maximum of 80m2 living space is allowed for the granny flat (carports, verandas and patios can be attached in addition to the 80m2

You should contact your local Council for any explicit requirements that may apply to your particular property. If you are within reasonable driving distance of the Gold Coast we will carry out a free analysis of your site to determine the optimum position for your granny flat.
